We provide a comprehensive development service for all tenures, structured by Housing Corporation sub regions to provide homes for affordable and intermediate rent, Key Workers, Homebuy and open market sale.
Working in Partnership
Our acquisition, project management, and Special Projects teams work in partnership with Local Authorities, developers and statutory agencies to assemble complex land packages and funding options. We exceeded all our London targets in 2004/06 and have Housing Corporation allocation in London of £95 million for 2006/08. We operate in all London sub regions, and the London Commuter Belt and offer a track record of success across a variety of tenures and funding plans. We work successfully with commercial, leisure and community partners and our significant Section 106 programme is a testimony to our professionalism in delivering successful solutions to satisfy all parties. Some examples of our work are described below:
Lingham Court - Lambeth
This scheme provides 30 wheelchair flats funded mainly by private sale flats on the same site but also discounted LA land. This is a good example of a high quality developed scheme without grant through close relationships built up with Teams, Housing and Social Services.
The scheme incorporates modular steel construction with pre-fabricated kitchen and bathroom pods using PPC 2000 contract arrangements. The scheme won an award at the Housing Design Awards in 2005.
Ramsgate Street - Hackney
Metropolitan Housing Trust (MHT) has purchased this landmark 0.28 acre site in the Dalston area of Hackney. Working closely with Hackney Council we have developed proposals to include large family maisonettes and flats for affordable rent and New Build HomeBuy, affordable to households on incomes starting at £26,000 per year. The scheme also offers private housing and 1200 sq m commercial space and links to local regeneration initiatives.
This site is 150 metres north of the proposed Dalston Station and regeneration area, which will include a new underground station on the extended East London Line.
This scheme is of particular interest to the Mayor because of the proposed innovation in sustainable energy generated on site.
Hertford Road - Hackney
MHT is landbanking this valuable 1.07 acre canal-side site, a landmark entrance to the Kingsland canal boat basin within the De Beauvoir conservation area. This attractive and excellently located site is within 15 minutes walk of the City and about 300 metres from the proposed Kingsland Road underground station on the East London Line extension.
MHT intends to develop the site to include homes of affordable family housing for rent; 19 New Build HomeBuy, private housing and 2,800 sq metres of commercial space ( a planning requirement).
23 - 47 Mare Street, Hackney
MHT is developing this mixed tenure and mixed use scheme to provide 38 affordable rented homes, and 68 flats for Key Worker New Build Homebuy. 1292 sq m of commercial space is also being re-provided on the ground floor. Key Worker homes will be affordable to households on incomes from £28,000 per year.
This 0.75 acre canal-side site located in a major thoroughfare in Hackney. It is one of the most important commercial centres in the Borough with a wide range of facilities. Our scheme will enhance this by providing much needed commercial and residential accommodation.
The scheme is well located within walking distance of Bethnal Green tube station and London Fields and Cambridge Heath British Rail stations.
