The Cavendish Building at Clapham Park

Metropolitan Clapham Park, delivering one of the most exciting regeneration projects in the capital, is pleased to announce the launch of shared ownership apartments at The Cavendish Building on January 25th.

The newly built apartments sit at the heart of Clapham Park, London’s new parkland residential quarter, on Dragmore Street, Clapham, SW4. Clapham Common and Clapham South tube stations are within walking distance and Brixton, Battersea, Vauxhall and many other popular London destinations are just a short bus journey away. The Cavendish Building comprises  of nine one-bedroom and twenty seven two-bedroom apartments in total, all are built to a high specification.

Clapham is a vibrant area of South London, and it has proved to be highly desirable location for young families with children. The new Shared Ownership apartments at The Cavendish Building will be priced from £69,810 for a one bedroom apartment and from £91,290 for a two bedroom apartment based on an initial share of 30% of their full market value, making it possible for those who currently live or work in Lambeth on average incomes to be able to first time buy and to live in one of these high-quality apartments.

Shared Ownership, which is available through the Mayor’s FIRST STEPS initiative in London, offers first-time home buyers who are priced out of buying a home outright an opportunity to enter home ownership on a part buy, part rent basis.  With Shared Ownership you pay a mortgage on the share in the value of the home that you buy and pay a capped rent on the remaining share, this helps to keep your monthly housing costs lower than they would be buying the same home outright or renting it privately. Because you only have to pay a deposit on the value of the share that you buy, your initial outlay is also lower than if you were buying outright, making shared ownership available to people with average savings.

 The apartments:

There will be 9 one bedroom and 27 two bedroom apartments available through Shared Ownership. Each contemporary, designed apartment will benefit from a high-quality fully fitted kitchen, en-suite bathrooms for the two bedroom apartments, and a spacious balcony or terrace. All the apartments are designed to meet the Lifetime Homes Standard criteria.

The Cavendish Building overview:

The Cavendish Building – has been named after Henry Cavendish, who was a famous British philosopher and scientist who once lived in Clapham.

Living at Clapham Park provides so much to enjoy within a short walk from your front door. The wider regeneration:

Metropolitan Clapham Park is responsible for the regeneration of the 150 acre Clapham Park estate. The first part of the regeneration started in 2008 with improvements made to some of the existing homes.  Boreal Gardens, a stunning new build block of apartments was completed in 2011. The Cavendish Building will be ready for occupancy in spring 2013, and the regeneration of the whole of Clapham Park will continue. This will deliver a modern and expertly managed residential quarter for the whole community.
