A new home at ZED Space provides you with a unique opportunity to adopt an eco friendly lifestyle, which is reflected in the central ‘low energy’ design of the building.
The homes sit over a ‘Healthy Resource Centre’ with a car-free forecourt, a café as part of the structure, and the workings of a wood pellet boiler system on public display.
As a vibrant part of the regeneration of the area, the development sets new standards in community living with a number of building design innovations. The focus is on sustainability and low carbon impacts, and the architects behind this building ‘ZEDFactory’ are acknowledged leaders in this area.
Many of the features that are applied here, including superinsulated thick walls (keeping rooms warm in winter and cool in summer) illustrate the best principles of zero emissions design (ZED).

- Local amenities
The Borough of Croydon lies about 10 miles south of Central London. It is currently involved in substantial regeneration activities, which are intended to strengthen its position as a centre for retail, culture and business in the South East of England, and to support its claim to be ‘London’s Third City’.
Located on the edge of the capital, with easy access to the Surrey countryside, the borough itself has over 120 parks and open spaces, from formal gardens to shrub and woodlands.
ZED Space is located in the heart of Croydon, a short walk from restaurants, shops and local amenities, with ready access to a variety of public transport options.
Croydon offers a number of major shopping areas, such as Centrale, and the pedestrianised North End. While the Whitgift Centre alone (one of the largest urban retail centres in Europe) boasts 120 stores, plus 18 cafes and restaurants.
Apart from this, ZED Space is surrounded by local stores and eating places with plenty to choose from. Or you could try visiting the Surrey Street Market, a traditional market filled with fresh produce and great deals, which has been around since the 13th century.
To help you keep fit, Croydon offers many leisure facilities, recreation grounds and sports fields, with clubs and activities to suit most tastes: from basketball to fishing; football to tennis; and sailing to horse riding.
To keep you entertained there are pubs, bars, galleries and a choice of cinemas. While Fairfield Halls is a major venue for entertainment, concerts, conferences and exhibitions.
- Transport
ZED Space has excellent access to public transport, all within a few minutes walk. Nearby West Croydon railway station provides regular and frequent connections to the capital, via Victoria and London Bridge.
It also provides access to destinations in Surrey, Sussex and Kent. Developments are underway to make this station a key part of the extended East London line with even greater options for commuters.
Close by to the station is a tram stop, part of the Tramlink service that loops around Croydon and stretches out to South London generally.
This also enables access to the underground line at Wimbledon. Next to that is the West Croydon bus station with local bus routes within the borough and a bus service to Heathrow. Meanwhile, on the roads, Croydon is well placed for access to the motorway network via the M25 and M23.
